Saferoom Construction

Design and construction of safe rooms inside homes and buildings, built to international protection standards.

A safe room adds a further level of protection inside villas, homes and private buildings

It does so by creating an independent, reinforced internal space that can be used as a secure area to protect people and important possessions in an emergency.

Saferoom Construction — Evolution Projects

Evolution Projects provides integrated solutions for the design and construction of safe rooms according to the requirements of each project — beginning with a study of the site and the operational needs, through the structural design and supporting systems, and on to the internal finishes, testing and final handover.

Our solutions are based on the room-within-a-room concept, whereby an independent, strengthened structure is created inside the existing space, with reinforced walls, ceilings and floors, specialist security doors, and ventilation, communications and backup power systems that can be tailored to the level of protection required and the nature of the room's use.

The level of protection and the final specification are determined after studying the risks, the client's requirements and the structural condition of the building, in compliance with the relevant regulatory and safety requirements.

Scope

What this division covers

01

Design to standards and technical requirements

We begin every project with a technical study of the site, determining the purpose of the room and the level of protection required, then preparing a bespoke design suited to the building and the client's operational needs.

We do not apply a single model to every project; each room is developed according to the conditions of the site, its purpose and the degree of protection required.

The design stage includes

  • Inspection of the site and the available space.
  • Study of the structural condition of the floors and walls.
  • Determination of the number of users and the expected duration of use.
  • Study of the risks of fire, smoke and unauthorised entry.
  • Determination of the ventilation, power and communications requirements.
  • Preparation of the drawings and execution details.
  • Coordination of the architectural, structural, electrical and mechanical systems.

A reinforced, independent internal structure

An independent internal steel structure is created to form the primary frame of the safe room, distributing the loads onto the floor and connecting the components in a considered manner that limits their effect on the existing building.

The thicknesses and sections of the materials are determined after technical review, and are not selected in a fixed or arbitrary way.

The structural system may include

  • An independent steel structure for the walls and ceiling.
  • Strengthening of the floor as required.
  • Internal and external metal protection panels.
  • Layers of thermal insulation and fire and smoke resistance.
  • Treatment of the meeting points, corners and connections.
  • Mechanical fixings suited to the nature of the site.
  • Internal protection to reduce the scattering of fragments or metal parts where required.

Security doors & approved access systems

The door of a safe room is among the most important elements of the system, so a security door is selected to match the level of protection required and the way the room is used.

The access system is designed so as to achieve the required level of security without affecting ease of use or the ability to exit safely from inside.

The possible solutions include

  • Reinforced steel doors.
  • Multi-point locking systems.
  • Mechanical and electronic locks.
  • Access systems by PIN code, fingerprint or card.
  • Internal or protected hinges.
  • A reinforced door frame fixed within the structure.
  • Internal emergency opening systems.
  • Fire- and smoke-resistant options where required.

Ventilation & backup power

A safe room requires an independent and considered ventilation system to maintain air quality and the comfort of the users while it is closed.

The air change rates and the power required are calculated on the basis of the size of the room, the number of users and the targeted operating duration.

The systems may include

  • Independent mechanical ventilation.
  • Protected intake and exhaust openings.
  • Multi-stage air filters.
  • A positive pressure system where required.
  • Temperature and air-quality sensors.
  • An independent air-conditioning or cooling unit depending on the design.
  • A backup electrical supply.
  • Batteries or a UPS system.
  • Internal lighting and emergency lighting.
  • Power sockets and charging points.

Communications & monitoring systems

The room can be equipped with independent communications and monitoring systems to ensure continuity of contact and awareness of the situation outside the room.

All the cabling is executed within protected, organised routes, and can be concealed entirely within the finishes.

The options include

  • An internal intercom system.
  • A fixed telephone or an independent connection point.
  • Boosting or extension of the communications networks.
  • External surveillance cameras.
  • Internal screens displaying the cameras.
  • An alarm and call system.
  • Door and motion sensors.
  • Integration with the smart home system.
  • A backup connection point in the event the main network fails.

Elegant integration with the interior design

A safe room should not look like an industrial space or something separate from the home. We therefore take care to integrate it with the interior design of the building in a refined and practical manner.

The room can be designed to appear as an office, a dressing room, a library or an ordinary living space, while retaining all its protective characteristics.

The possible finishes include

  • Timber, stone or decorative cladding.
  • Concealment of the entrance door within the wall or the furniture.
  • Luxurious, fire-resistant flooring.
  • Comfortable ceilings and internal lighting.
  • Built-in cupboards.
  • Storage units for documents and possessions.
  • Seating and bespoke furniture.
  • Space for essentials and emergency supplies.
  • Integration of the control systems without exposing the technical details.

How a safe room is delivered

  1. 01

Inspection of the site and understanding the client's requirements and the level of protection required.

  2. 02

Study of the structural condition of the building, the floor and the available space.

  3. 03

Preparation of the preliminary design and the distribution of the systems and equipment.

  4. 04

Approval of the materials, the door and the ventilation, power and communications systems.

  5. 05

Manufacture and preparation of the structure and components off site as far as possible.

  6. 06

Execution of the internal structure, the protective layers and the insulation.

  7. 07

Installation of the door and the locking and access systems.

  8. 08

Execution of the electrical, ventilation, communications and monitoring systems.

  9. 09

Execution of the internal finishes and integration of the room with the existing design.

  10. 10

Carrying out the tests, the final inspection and handover to the client.

Additional options & equipment

The room can be customised to include:

  • A built-in safe for jewellery and documents.
  • Fire-resistant cabinets.
  • Storage of water and essential foodstuffs.
  • A first-aid kit.
  • A fire-suppression system suited to the space.
  • Smoke and heat alarms.
  • A small bathroom where space permits.

Suitable locations for a safe room

Safe rooms can be constructed within:

An important technical note

The level of protection must not be specified, nor a room described as resistant to a particular type of risk, without an engineering study and tests or certification for the materials and systems used.

Evolution Projects therefore determines the specification according to the scope of the project, sets out the targeted level of performance, and relies on documented materials and systems whenever the project requires it, while taking account of the capacity of the existing building to carry the additional loads.
